Preparations begin for Marston’s arrival in Armadale

One of Scotland’s largest regeneration projects, Southdale (formerly Armadale Station Development), took another major step forward with enabling and servicing works set to begin for the delivery of a new Marston’s pub restaurant as well as a new two-stream primary school for the town. The latter has been made possible due to funding by the developer and the gifting of serviced land.

Southdale, located immediately south of the town of Armadale in West Lothian and one of Scotland’s most exciting mixed-use developments, is being undertaken by lead developer, EWP Investments Ltd (EWP).

Marston’s Inns and Taverns secured the site in summer 2013 and site preparations by EWP will include bringing in the necessary services such as drainage, electricity and the provision of roads, ensuring that both the Marston’s – to be called “The Rowan Tree”, the new primary school and the next phase of housing can be delivered.

It is envisaged that construction by Marston’s will begin on site in September once the EWP works have been completed, with a proposed build time of 6 months, and will provide employment opportunities for 40 full and part-time staff.

The site preparation comes on top of announcements earlier this year that housebuilders Bellway and Taylor Wimpey signed a second land sale agreement for a total 170 homes and childcare operator, Wee Gems Nursery, is looking to build a nursery at Southdale.

Once complete the £400m Southdale development will include:

  • up to 2,000 houses and flats (including future phases)
  • two-stream primary school
  • local amenities and services including shops, cafes and restaurants
  • leisure uses such as a hotel, cinema and extensive public parks
  • employment uses for industrial, distribution, offices, business and trade parks
  • local centre of health excellence – GP practice, dental surgery, pharmacy and other associated uses
